Architectural concept design and design development.

The pre-design concept phase begins by analysing the client's wishes and the project's requirements, developing the architectural concept and establishing the project's initial architectural framework. The starting point for every project is to understand the client's requirements and wishes fully and adapt them to the project. Each project is an opportunity to develop a distinctive idea and concept in its own context. With a commitment to a sustainable built environment, we work to find original ideas that respond to each project's particular context.

After the concept project is approved, the design-development phase prepares the final architectural projects and an integrated cost estimate. It develops the concept set out in the preliminary project at its actual dimensions, detailing it and presenting it in a buildable form. Two-dimensional drawings and three-dimensional models are used to shape material alternatives and the construction process. The client's direct involvement and communication are essential to the development of the project. Our team works to shape the needs and wishes of the client and all other parties as accurately as possible, while keeping the whole process in view.

Construction and detail drawings.

The pre-construction and construction-project phase, including tender documents, details all project documents for construction in accordance with the final project, finalises material selections, and prepares detailed estimates and quantity take-offs so that costs can be established. All necessary administrative procedures are completed, and choices for the construction process are defined, including tender documents, technical specifications, and the selection of the contractor and project manager. Our architectural team works with the other project disciplines to prepare the project for construction and establish the right architectural conditions for selecting a contractor. We have successfully delivered pre-construction work for projects of many different scales and uses.

Presentation, reporting and authority-process coordination (optional).

Project consultancy means carrying out, coordinating and delivering, with full responsibility and in the owner's interests, all work defined under architectural design and construction services. From the start of a project through delivery, we manage the work on the client's behalf and provide the necessary consultancy. We also liaise with all relevant public authorities and obtain the required official documents.

Project management and consultancy.

Our project-management team is responsible for ensuring that implementation progresses as a coordinated whole on behalf of the client and the project authors. Project management is responsible for every step, from completing all construction stages correctly and on time to payment claims and handover. Alongside architectural design and construction services, we also provide project management as the client's representative.

Interdisciplinary coordination (optional).

During construction, it is essential for continuity and quality that all disciplines involved in the design and construction, whether as authors or consultants, work together in coordination. As the authoring team with the clearest understanding from the earliest project stage of the completed work, the architectural team is entitled under the authority granted by the Chamber of Architects (UIA) to carry out the required professional supervision. During construction, the architectural team must coordinate all parties and check the quality of the work against the architectural project. Our team brings together skilled professionals from different areas of architecture and civil engineering to carry out this coordination and supervision to a high standard.

The construction contractor is responsible for accurately carrying out and realising the architectural project designed by the architect, in line with the client's requirements. We also undertake construction contractorship for projects for which we have prepared the construction project.

Survey and measurement coordination, Total Station and Laser Scanner (optional).

We also carry out surveys and documentation of historic and modern buildings, including projects we have transformed or renovated, using both traditional and digital methods. Through collaboration with academic and specialist teams and by drawing on expert advice, we complete documentation and conservation projects. Since 2015, we have also provided consultancy through the Scientific Advisory Board for the Seddülbahir Fortress restoration works.
